SYZO’S MAINTENANCE FORMULA
Consistent preventative maintenance is vital for ensuring property longevity, minimising repair costs, and fostering tenant trust. By addressing potential issues before they escalate, landlords and property managers can avoid costly emergency repairs and enhance tenant satisfaction.
Read on to learn more about why and what we do to achieve this, and how, unlike other agents, we calculate and schedule maintenance in advance for our properties, before issues arise.
Why Preventative Maintenance is Important
Avoids Costly Repairs: Small issues can develop into major, expensive problems if left unattended.
Extends Property Life: Regular upkeep prolongs the life of property components and protects the owner's investment.
Improves Safety: Regular checks ensure the property remains safe, reducing the risk of accidents.
Builds Tenant Trust: Demonstrating care for the property and tenants' well-being fosters trust and encourages long-term tenancy.
Reduces Emergency Call-Outs: Proactive management minimises disruptive and costly emergency repairs.
SYZO’S Monthly Maintenance Checklist
At SYZO we visit each property monthly to do (as a minimum) the following checks:
Check levels and pressures of boiler and water tanks, inspect for leaks.
Tidy external areas, ensuring they are clear of litter.
Waste clearance and removal (if any).
Weeding for front and rear gardens.
Visual check of gutters and drains, and clear if safe access.
Meter reads if not using a smart meter.
Check roof gullies for blockages.
Check shared bathroom drains for blockages.
Bin audit.
Apply mould spray on silicone areas.
Check filters and water tanks on tumble dryers and washing machines.
Inspect toilet seats in communal bathrooms.
General proactive maintenance: painting, repairing cracks, tightening door handles, etc.
THE SYZO RATINGS SYSTEM
We allocate maintenance hours p/property p/month using a straightforward ratings system, categorising each property from A to C.
Properties rated "A" are in the best condition, often newly renovated or with low systems volume (for example fewer en-suites), these require minimal upkeep.
Whilst "C" rated properties need the most attention: Here we typically see complex systems, a low tenant:bathroom ratio, and know that consistent upkeep is required to maintain standards.
