  • Get in touch with us either by email (hello@syzo.co) or phone (0117 4504898). You need to be employed, earning over £19,000 per annum and have a valid Right to Rent as well as a UK bank account to pay a £150 holding deposit to reserve the room and get the application started. Once we have received a holding deposit we can begin the referencing process. After referencing is complete we will get in contact to arrange a video call to get to know you and answer any questions you may have. Once your application is accepted and you have paid your first month’s rent we can move you in on your desired date!

  • Yes, however, most of our applicants view using our 3D tours, so booking a physical viewing may mean you miss out! If you would like to book a physical viewing please get in touch to book.

  • There are two deposit options. The first is 1 month’s rent. This is held with a custodial deposit scheme, the Deposit Protection Service (DPS).

    The second option is via Reposit. This scheme is a low one-off and non-refundable fee (~£150) which acts as a deposit for the duration of your tenancy.

  • The role of the guarantor is to cover the rent if you are unable to pay for whatever reason. We need to therefore establish if your guarantor would be able to afford the rent in the same way we would for you. Your guarantor will need to be referenced prior to you moving in. As your guarantor is part of the tenancy agreement (guaranteeing your rent) they must sign the contract also.

  • Everything! There are no extra fees or charges.

  • Yes, all utilities (gas, electricity, and water), internet, and council tax bills are included in your rent. We have a fair usage policy in place. If you use a TV in your room you will need a TV Licence however we provide one for the communal TV.

  • Yes, you need to insure the contents of your room. We provide insurance for the building and communal contents but not personal items.

  • Yes! All of the houses have up to 500mbs Broadland. The majority of our houses are fully networked meaning excellent coverage in each room.

  • All of our rooms come fully furnished so there is no need to bring your own furniture.

  • No, however, we do provide a mattress protector which must be used for the duration of the tenancy. If you require bedding, this can be arranged at an additional cost.

  • Most of our rooms have their own bathroom however some share a bathroom with 2 or 3 other housemates. Please check the advertisement if you are unsure.

  • All of our houses have their own laundry facilities including washing machines and tumble dryers. Where possible we like to encourage residents not to use tumble dryers to save energy.

  • Some of our houses have private parking spaces which can be reserved and added to your contract. Almost all of our houses are eligible for permit parking via the local council using your tenancy agreement as proof of address.

  • We can give you some basic information about your housemates prior to you moving in. As part of our onboarding, we do thorough background checks and references as well as conduct video calls with all applicants to ensure they are a good fit for the house.

  • Unfortunately, we cannot accept couples in our houses at this time. All of our HMO rooms are single occupancy. We do however have some one and two bedroom flats so please enquire about these.

  • No, we don’t allow pets of any kind as the houses are shared.

  • Yes, there are desks in most of our rooms and plenty of communal areas to work from.

  • We conduct face-to-face move-ins Monday to Friday from 9 am to 5 pm, one of our team will meet you at the house, show you your room, and hand over your keys. If you wish to move in outside of these times we can arrange a contactless check-in, also.

  • We offer a range of contract lengths, from 1 month to 12 months. Please ask us if you are unsure of what contract length to choose. Before your fixed-term contract has finished we will be in touch to see if you want to renew.

  • Yes, all of our rooms have lockable doors.

  • If during office hours (9 am-5 pm) please message us or email hello@syzo.co. All of our houses have digital lock boxes, we can issue a temporary code for you to access the house.

    If outside of office hours please message the house group to see if someone can let you in or call our 24-hour emergency line found on the posters in the house.

  • If there is a fire, theft, or medical emergency please call 999. In the case of water leaks or anything else that you consider an emergency call us on 0117 4504898, message us, or email hello@syzo.co during business hours.

    If outside of business hours please call our emergency line 0800 288 8029.

  • No, smoking is not permitted anywhere in our houses. Smoking is a breach of your tenancy and will be dealt with accordingly.

  • No, drug use is a breach of your tenancy and will be dealt with accordingly.

  • No, please ask us to come and assess if your room needs repainting.

  • Yes, however, please bear in mind that any damage to the walls could affect your deposit. Please communicate with us and we can recommend fixings to use to minimise damage.

  • Talk to us. We would rather know if you may be struggling to pay your rent. Previously we have set up payment plans to help residents avoid large rental arrears or have been able to move residents to cheaper rooms, when available.

  • After your fixed term has ended we need 30 days’ notice to end your tenancy. You can give notice by messaging us or emailing hello@syzo.co.

  • Prior to your move-out, we will send you instructions to follow to ensure your deposit is returned swiftly. On the day of your move-out, you will need to make sure that the room is returned to us in the condition in which you received it. That means you need to clean throughout and remove personal items from communal areas and food from the kitchen.

  • Most of our houses are for professionals only, however, some houses are suitable for students. Please check the adverts to ensure you are eligible.
